Good to know

Take it easy at this unique and tranquil ocean-front getaway. You can't get any closer than this! Look over your balcony at yellow tang, parrot fish and so much more! Perfect location, situated half way between Kailua-Kona and Keahou, you have everything at your fingertips. Your ocean-front penthouse condo is located on the fourth floor of a 4-story building where parking is on the 1st floor (even your car will have an amazing view!). Take the stairs to walk off last night's mai tai or enjoy the free ride on the elevator. The renovated pool and jacuzzi are located in the atrium, right next to the open-air lounge, where you can snuggle up with a book or play a game with friends or family! And we have a split A/C unit! Inside your condo you will found all the comforts of home, including a blender, air fryer, Instant-Pot, Keurig & full-size coffee pot, coffee grinder, & toaster. We provide lots of dishes, utensils, pots & pans and even a high-chair for your little ones. There is a packnplay located in the master bedroom closet, as well. Don't worry, we also provide dish/dishwasher, & hand soap, laundry soap, shampoo, conditioner, body wash, and plenty of toilet paper, trash bags and paper towels. If you aren't sure if you need to bring something, feel free to message me! For groceries, we suggest placing an order at Costco for delivery or Walmart for pick-up/delivery.

Other Details to Note

We have Da Poke Shack, the island's most popular Poke and Hawaiian Plate restaurant right here in our building! Rated #1 of 145 restaurants in Kailua-Kona, they have Poke, Shrimp, Lau Lau, Kalua Pork, and even vegetarian and gluten free options. Eat there or take your plate back to your private lanai and enjoy watching whales breach (Nov-May), the famous Banyans Surf Spot, or spinner dolphins! Even though we try to provide lots of amenities like snorkel equipment and various spices, we do not guarantee the availability. We do not sanitize items between guests, so please take that into consideration. CAUTION: The ocean can be full of beautiful but dangerous marine life. We highly suggest that you do a lot of research and be very honest about your skill level with swimming/snorkeling/boogie boarding etc. Please wear water shoes into the water at our condo and try to not step on the coral. Some things to watch for include sea urchins, sharp coral/lava and more, There are lots of more sandy beaches in the area and really easy to find by searching online where you will find locations, details, & pictures. We don't do mid-stay cleaning normally but if that is something you are interested in, please reach out and we will discuss if that is something we are able to provide for you. On occasion, pest control will need to treat the unit to prevent pests from hanging out with us. If they request access, please allow them in. They use a safe non-toxic formula and the whole process is over in less than 5 minutes so it is not necessary to leave the unit while they are there. Check-in/Check-out Times: My cleaning and maintenance team have a very limited window in which to accomplish their work of making the unit ready for you and future guests. So that they can do their best possible work and ensure a clean and comfortable stay for you, early check-ins and late check-outs are not available.

House Rules IMPORTANT INFORMATION: Because we know plans can change and emergencies happen, we highly recommend trip insurance. We are USUALLY unable to allow early check-in or late check-outs due to the tight cleaning schedule required to make sure everything is sparkling clean and ready for each guest. Feel free to message me to request and make any arrangements. Any guests who stay beyond checkout time will be charged extra fees. Kona Bali Kai Condominium Rules:  Do not feed Seagulls, or other birds, from balconies.  Return luggage carts to the ground level immediately after use. Carts are not allowed in the units.  Do not hang towels or clothing from balconies.  Do not throw items over balcony railings.  Owners and guests are responsible for the actions of their children.  Quiet hours are between 10:00 pm and 9:00 am. Please keep all noise at a low level during these hours.  No Barbeque Grills are allowed on the balconies or patios. There are propane grills provided on the ground floor West end of the complex for your use.  Please do not leave personal belongings (i.e., beach gear, coolers, etc.) on any walkway or in the doorway. All items must be stored inside the individual units.  No skateboarding or long boarding is allowed on Kona Bali Kai property.  No pets, other than owner’s pets, are allowed on Kona Bali Kai property.  Swimming Pool/Hot Tub hours are 8:00 am to 10:00 pm. There is no lifeguard on duty-users swim at their own risk. CHILDREN UNDER 12 YEARS OLD MUST BE ACCOMPANIED BY AN ADULT. All posted rules must be observed. Pool use is for owners and registered guests only!  Owners/guests may use the dumpsters located near the parking lot.  One unassigned parking space is allowed per unit. You will be issued a parking pass from the front desk during operating hours or from security after hours. Please display parking passes on the dashboard of your vehicle. Vehicles illegally parked and/or not meeting the above criteria will be towed at the owner's expense.

We are nestled in the heart of Hawaii between Kailua-Kona and Keauhou on the Big Island. We suggest renting a car because of all there is to see and do on the Big Island, but it's not mandatory. Please see the section: Getting Around. We invite you to embrace Alohas from geckos, insects, and frogs as part of your adventure as their presence adds to uniqueness and authenticity of this natural paradise. They are part of the property's amazing environment. Just like dolphins and whales are synonymous with Hawaii, these creatures contribute to the vibrant Hawaiian natural experience and therefore it is important for us to let you know that we cannot guarantee you won't encounter them during your stay. Please be assured that our condo association has a system for pest control.

Great balcony for sunsets and watching surfers. Everything you could need is available. Lots of amenities. We loved the beach chairs/umbrellas and boogie boards. Parking was easy. Good location on Ali’i drive. Would definitely stay here again if available. Would recommend.

Our stay at Dawn’s condo was great! It served as a wonderful home base for our time exploring the island. The views are amazing and we enjoyed watching surfers in the morning and sunsets in the evening. We loved the nice cross breeze and sounds of the waves! The place had everything we needed and parking was simple. The bonus was having Da Poke Shack and Taco truck close by. We highly recommend staying here and hope to be back!

Find us

Because there is so much to see in Hawaii, we recommend getting a car for your stay and there is a parking spot available to you right at the condo, covered if preferred. However, if you'd prefer not to get a car, you can Uber from the airport (11 mi) and take the free Kona Trolley, an open air trolley that travels round-trip from Kona Commons to Keauhou Shopping Center via Ali'i Drive. The Kona Trolley runs seven days a week from 7 am to 9 pm. Search online for the updated schedule. There is also a bus that goes over to the Hilo side!
